Ngày nay, việc Quản lý tài sản không phù hợp thường dẫn đến khả năng kiểm soát và bảo trì tài sản gặp nhiều hạn chế. Trong khi đó, trang thiết bị tài sản là nền tảng cơ sở trọng yếu cho mọi hoạt động sản xuất và kinh doanh của các doanh nghiệp hiện nay. Mọi vấn đề hỏng hóc phát sinh đều ảnh hưởng trực tiếp đến hoạt động và doanh thu của doanh nghiệp. Để quản lý tài sản hiệu quả, việc hiểu rõ và xác định đúng vòng đời tài sản (Asset Life Cycle) là rất quan trọng đối với doanh nghiệp nói chung và bộ phận bảo trì nói riêng. 1. Định nghĩa về tài sản vật chất trong bảo trì ? Trong lĩnh vực bảo trì sữa chữa, khái niệm tài sản vật chất thường được hiểu là một tập hợp của các thành phần trang thiết bị máy móc cần được bảo trì, sửa chữa, hoặc thay thế để đảm bảo khả năng vận hành đúng với mục đích thiết kế ban đầu của nhà sản xuất. 2. Định nghĩa vòng đời tài sản (Asset Life Cycle) trong bảo trì ? Khái niệm vòng đời tài sản (Asset Life Cycle) là một khái niệm để khái quát quá trình sử dụng của một loại tài sản cố định bắt đầu từ thời điểm được doanh nghiệp mua về, cho đến khi kết thúc sử dụng và được loại bỏ hay thanh lý. 3. Các nhóm tài sản theo vòng đời sử dụng Từ khái niệm đó, dựa vào vòng đời sử dụng của các tài sản này có thể chia chúng thành 3 nhóm chính: A. Nhóm tài sản dài hạn Đặc trưng của các tài sản vật chất thuộc nhóm này là thường có vòng đời sử dụng hơn 30 năm, với độ bền cao và có thể vận hành liên tục trong nhiều năm mà không cần bảo dưỡng hay sửa chữa lớn. Song đồng thời đa số chúng đều là những trang thiết bị có giá thành cao và có vai trò quan trọng trong hoạt động của doanh nghiệp. Thông thường cũng là những tài sản quan trọng và có khả năng để lại hậu quả lớn khi xảy ra sự cố. Các tài sản thuộc nhóm này ví dụ như: lò hơi, hệ thống báo cháy và đèn chiếu sáng bên ngoài. C. Nhóm tài sản ngắn hạn Đây là nhóm tài sản thường có kích thước nhỏ, giá trị thấp nên thường Ít bền hơn tài sản có tuổi thọ trung bình và dài, những tài sản này thường có tuổi thọ sử dụng dưới 16 năm. Đây là những tài sản có vai trò ít quan trọng, do đó khi xảy ra hỏng hóc thường gây ra thiệt hại nhỏ hơn 2 nhóm tài sản trung và dài hạn. 4. Các giai đoạn trong vòng đời tài sản Có một câu hỏi thú vị là có phải mọi tài sản vật chất đều trải qua những giai đoạn như nhau hay không ? Về cơ bản câu trả lời là có, hầu như mọi loại tài sản vật chất đều trải qua các giai đoạn tương tự từ khi bắt đầu sử dụng đến khi hoàn toàn bị lọai bỏ. Các giai đoạn này gộp chung lại được gọi là một vòng đời của tài sản vật chất. Dựa trên việc xác định và theo dõi vòng đời này, các tổ chức doanh nghiệp có thể xây dựng các chiến lược sử dụng và bảo trì thích hợp để tối ưu hóa giá trị mà tài sản mang lại. Vai trò bộ phận bảo trì trong các giai đoạn của vòng đời tài sản Bởi vì chúng ta đã biết rất nhiều về những gì bộ phận bảo trì làm trong hai giai đoạn sử dụng và duy trì, trong bài viết này chúng ta hãy tập trung vào cách mà bộ phận bảo trì tác động lên tài sản trong 2 giai đoạn đầu tiên và cuối cùng của vòng đời A. Vòng đời của tài sản: Mua mới Ở giai đoạn này, doanh nghiệp nhận ra rằng cần đầu tư một trang thiết bị tài sản mới để đáp ứng các nhu cầu hoạt động sản xuất kinh doanh.
